Finally fixed a leaky toilet that had me stumped for 3 weekends straight

I've been a property manager for 8 years and thought I'd seen it all, but this one toilet in unit 4B was dripping into the bowl every 10 minutes. Replaced the flapper, the fill valve, the whole assembly - still leaking. Turns out the flush valve seat had a hairline crack (you'd never see it without a flashlight and a mirror). Took me about 18 hours total across three Saturdays. Has anyone else run into a phantom leak that made you question your whole skillset?

Dye tablet in the tank finally caught mine. Black water seeping out where I couldn't see. Cost me a weekend of feeling stupid.
