Update: my neighbor's basement flood changed how I read contracts

Last month my neighbor in Tulsa had a sewer backup that wrecked their finished basement. Their insurance adjuster said the policy covered it, but the fine print excluded 'surface water entry.' Turns out the wording mattered more than the agent's promise. I went back through our own policy and found a similar gap for sump pump failures. Now I read the exclusions section first, not the summary page. Has anyone else found a clause that would've cost them big if they didn't dig deeper?

Man, that "surface water entry" bit is brutal. Sorry your neighbor had to learn that the hard way, but it's a good kick in the pants for the rest of us. I'm gonna go check my own exclusions tonight.
