Why does nobody warn you about old Albuquerque swamp cooler roof penetrations before a reno
Pulled the ceiling drywall down in my 1952 place near Nob Hill last weekend and found 4 swamp cooler roof jacks that were never flashed right, just tar smeared around them. Water had been creeping down the penetration for who knows how long, rotted a 3 foot section of the top plate and two ceiling joists. I cut the rot back to solid wood, sistered new 2x6s alongside the bad joists with structural screws and construction adhesive, then flashed the roof jacks with peel and stick membrane and new boots. Cost me about $180 in lumber and flashing versus the $4k a roofer quoted just to reseal. Has anyone else run into this on these older northeast heights houses, and did you end up just replacing the whole run of joists?
