$600 on a home inspection that missed everything

Bought a place outside Vancouver last spring. Paid a guy $600 for a full inspection. He spent 3 hours crawling around. Gave me a clean report with minor fixes. Two months later the basement flooded during a storm. Turns out the grading was all wrong and the weeping tile was crushed. Inspector never even opened the sump pit or went in the crawl space. Cost me $12k to fix and dig up the yard. Anyone else get burned by a inspector who missed the big stuff?

I read a post from a contractor in Abbotsford who said most home inspectors never actually check the weeping tile or grading during a standard inspection. He said they basically look at the visible stuff and call it a day. $600 sounds steep for a guy who didn't even pop open the sump pit, that's like basic stuff right there. A buddy of mine had a similar issue with an inspector in Langley who missed a cracked foundation wall because he never went into the crawl space either. Seems like a lot of these guys rush through it and hope nothing obvious blows up until after the deal closes.

Read something similar on a BC homeowner forum where the inspector didn't even check the perimeter drains. $600 is a lot to pay for a guy to miss the most expensive problem in the house.
