Can we talk about the guy at the Toronto open house who told me to check the water bill

Went to an open house on a Saturday near Christie Pits and the seller's agent flat out said to ask for two years of water bills before making an offer. Turns out the place had a $340 quarterly bill because of a leaky pipe they patched. Has anyone else had an agent volunteer info like that, or was I just lucky?
