Compared my Toronto inspection report to my dad's 1983 one, night and day

Found my dad's old house inspection papers from when he bought in Scarborough back in '83. Just for fun I pulled up my own report from last month for a place in Etobicoke. His was one page, basically said 'foundation looks ok, roof needs work in 5 years, good luck.' Mine was 42 pages with thermal imaging photos, moisture readings, and a whole section on the eavestrough slope. Same house style, same age roughly, but the old report would have missed the cracked vent boot on the roof that my guy caught. Cost me $180 more than what dad paid too. Do newer inspectors actually find more problems, or are they just better at scaring you? Anyone else dug up old family paperwork on the same property?

My buddy bought a place in Oshawa a few years back. His inspector was the old school type, walked around for an hour with a flashlight, gave him a one page report. Said the place was fine, just needed a new water heater soon. Six months later his basement flooded because of a hairline crack in the foundation that nobody caught. Cost him almost eleven grand to fix. His cousin bought a similar house a couple blocks away and paid for the fancy thermal imaging guy. That guy found the exact same crack before closing, and the seller ended up covering half the repair. So I figure the extra money is worth it if you can swing it, even if some of it does feel like fear mongering.
