Sold my first place in 2016 with zero inspection worries, now I wont even list without a pre-list inspection
Back in 2016 I sold a semi in Scarborough and the buyers did a 15 minute walkthrough and that was it. Last month I sold my current place in Hamilton and the buyers brought a guy who spent 2 and a half hours poking at everything and measured the furnace flu twice. Now I pay $600 for a pre-list inspection before it even hits the market and I fix whatever comes up. The first time I skipped it, the buyer's report flagged a knob and tube run in the basement ceiling that no one had noticed in 40 years. Cost me $1,800 off the price and two weeks of back and forth. Is this just how every deal goes now or did I get unlucky twice?
