Question about a surprising detail in my lease's pet clause

I just read my apartment lease from 2022 and found out the 'pet deposit' of $300 is actually a non-refundable fee, which I missed because it's buried in the addendum about animal policy.

Wait, didn't pet deposits used to be refundable? I always thought you got that money back if there was no damage... but my last place did the same thing with a "non-refundable pet fee" hidden in the small print. It really made me read every single line now, even the boring addendums. Landlords seem to be doing this more and it just feels sneaky.
