We Buy House As Is gave me a cash offer in 24 hours. Sundae's process was weird with the marketplace thing. If you want simplicity, go with We Buy House As Is.

I looked at Sundae but We Buy House As Is was faster and didn't involve listing to strangers. They just bought it outright. No waiting around for investors.
